***大酒店樓房移位工程施工組織設(shè)計

一． 工程概況：
***大酒店位于南京市模范馬路南側(cè)，是一座接近3星級的酒店，裝修較為豪華，房屋結(jié)構(gòu)為整體六層、局部七層框架，占地面積約700m2，總建筑面積約5400 m2。由于模范馬路拓寬，***大酒店需要拆除。若拆除重建費用較高（含裝潢費用總造價約1860萬），而且工期較長，酒店停業(yè)期間會造成較大的間接損失。因此，經(jīng)市建委和酒店業(yè)主公交總公司研究決定采用整體向南平移28米的方案。
新位置處和軌道經(jīng)過部位的地層和地下水情況見《地質(zhì)勘察報告》。
二． 平移方案簡介：
平移方案的基本思路是將建筑物和基礎(chǔ)分離，放到移動系統(tǒng)上，移動系統(tǒng)安放到軌梁上，在建筑物一側(cè)施加推力或拉力，移動系統(tǒng)和建筑物就會在軌道上移動，到達預(yù)定新位置后，將建筑物和新基礎(chǔ)連接。
施工過程如下：
1． 制作下軌道梁并安放滾動裝置。
2． 在滾動裝置上制作上托架。
3． 切斷柱和墻體，使建筑物支撐在移動裝置上。同時切斷水、電管線。
4． 安放反力支座。
5． 施加水平推力，建筑物在軌道上平移。
6． 就位連接。包括其它生活配套設(shè)施。
方案的關(guān)鍵是托換技術(shù)（將建筑物托換到滾動裝置上）、切割技術(shù)、同步移動施力系統(tǒng)和就位連接構(gòu)造。本方案采用安放滾動裝置和同時澆筑上加固梁的托換技術(shù)，同先切斷再用千斤頂頂起的托換方法相比，節(jié)省頂升千斤頂費用，避免因頂升不同步產(chǎn)生附加應(yīng)力的危險。同步移動的動力系統(tǒng)采
